State Street Corporation has reinforced its long-term commitment to Ireland by signing a multi-year lease for a new headquarters office at 2 Grand Canal Quay (2GCQ) in Dublin. The lease is ready to commence in the third quarter of 2027 and represents one of the largest commercial office transactions expected in Dublin this year.
The move comes as State Street approaches 30 years of operations in Ireland, having established its presence in the country in 1996. Over nearly three decades, the global financial services provider has expanded significantly, employing more than 2,000 people across Ireland through its core business and State Street Investment Management.
Under the agreement, State Street will occupy approximately 80,000 square feet across levels four to ten of the 15-storey office tower, including a terrace on the tenth floor. Developed by Island Capital, 2 Grand Canal Quay is designed as a modern, energy-efficient office building with strong environmental credentials and excellent transport connectivity through Dublin’s DART, rail, and bus networks.
Terri Dempsey, Ireland Country Head for State Street, said the new headquarters reflects the firm’s confidence in Ireland as a strategic location for its future growth.
She noted that the investment demonstrates State Street’s long-term commitment to the Irish market while providing employees with a collaborative and sustainable workplace. Dempsey also highlighted Ireland’s deep pool of financial and technology talent, which continues to support the company’s global operations and innovation.
State Street has continued to expand its Irish footprint in recent years. In 2024, the company announced the establishment of a global cybersecurity center in Kilkenny, supporting operations across more than 100 international markets.
Ann Prendergast, Head of EMEA for State Street Investment Management, emphasized Ireland’s supportive regulatory environment and longstanding government policies as important factors behind the firm’s continued investment. She said these conditions have helped position Ireland as a leading international financial services hub while enabling businesses to innovate responsibly.
Island Capital Development Director Aidan Killeen described State Street’s decision as a significant endorsement of both Dublin’s commercial office market and the quality of the 2 Grand Canal Quay development, which is here to meet evolving workplace expectations through sustainability features, modern amenities, and employee wellness facilities.
